Hillcrest 121 2019 Annual Meeting November 7, 2019

Please to advise you of the Annual Homeowners Meeting to be held on Thursday, November 07, 2019 at 7:00 p.m. at Plantation Golf Club “Frisco Room” on 4701 Plantation Lane, Frisco, TX 75035. Sign-in will begin at 6:30 p.m. The meeting will be called to order promptly at 7:00 p.m.

The purpose of the meeting is to elect one (2) member to serve on the Board of Directors and to conduct business of the Association.

If you are interested in running for a position on the Board of Directors, please fill out and return the enclosed candidacy form to Herlena Latham at SBB Management Company. Nominations for Directors will also be taken from the floor at the meeting.

A proxy, which is a written instrument and, when signed by the member, assigns such member’s voting rights to the individual named in the proxy. The Bylaws state, that in order to conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. If the quorum for the Annual meeting is not met, the Association must recall the meeting until quorum is established.

The quorum required to conduct business of the Association is 10% or 42 homes of the total members represented.

Please take a moment to sign and return the proxy even if you plan to attend, as unforeseen circumstances can occur. If you turn in a proxy and you attend the meeting, the proxy shall become null and void. Instructions for completing and returning your proxy are included in the attached proxy. Your attendance or proxy will help fulfill the quorum requirements.

Upon adjournment of the meeting, the newly elected Board of Directors will hold a brief Board meeting to elect officers.

Living SpaceS update – Robincreek Lane

For all the homeowners who attended the meeting on August 1, 2019. There is new information regarding the screening wall affecting the homeowners who back up to the empty lot behind Robincreek Lane. I wanted to take the opportunity  to clear up any confusion from the meeting regarding the approval from the City of Frisco regarding the screening wall. The current plan approved through the City of Frisco is the cement wall. In the process of the installation the homeowners who back up to the vacant lot will have their fences disturbed an replaced with a cement wall. The living screen is the item up for vote at the P&Z meeting.

Homeowners will need to attend this meeting once a date is determined by the City of Frisco. I would urge homeowners who are affected write the City of Frisco starting now regarding your concerns. The live screening wall will need the homeowners along Robincreek Lanes unanimous vote in order to pass. Please take the initiative to attend the meeting once the date is determined. This is not a Board of Directors or HOA issue. The HOA will be relaying information as this is received.  

Living Spaces has coordinated the living screen option with the City of Frisco. Attached you will find the living screen alternative and the currently approved landscape plan showing the 8’ tall concrete fence adjacent to the neighbors with a 3’ offset due to constructability.   

As noted in the visit with the HOA directors and adjacent neighbors, Living Spaces representatives wanted to point out some of the highlights from the discussion:

  • The current site plan as approved by the City requires an 8’ concrete screening wall. The City ordinance does not allow two fences to be adjacent to each other, so the City has asked that we work with the HOA and neighbors to take down their wooden fences along the property line for construction of the 8’ concrete fence.
  • Each neighbor would be responsible for removing their portion of the fence due to liability concerns and for some property owners with pools, electric equipment attached to the fences.
  • In order to construct the fence, adjacent property owners would need to provide 5’ of temporary access onto their property to construct the 8’ concrete fence.
  • An alternative to the 8’ concrete fence is to leave the current fences in place and to provide a living screen as shown in the attached exhibit.
  • Approval of the living screen option requires acceptance from the City of Frisco’s Planning and Zoning Commission.Both the City and Living Spaces is in support of the living screen alternative.

The Board of Directors will be working on a letter for the next P&Z meeting and will keep all homeowners who are affected by this change informed.   If there is support from the neighbors for the living screen, Living Spaces will proceed with the next steps with the city to revise the site plan.   More information will be provided as obtained.     Thanks.

Hillcrest Estates 121 Wags to Wheels patriotic parade & Pet Contest

Saturday, June 29th 


culdesac by pond at Streambend/ Water Road We will have Krispy Kreme, flags & waters. 
Decorate your bikes, trikes, strollers and skateboards;
break out your patriotic gear and decorate your ride!
Wagons, razors, mini-hummers, or anything with wheels is welcome, wear your best red, white and blue, and dress your Pet too. Parade Route line up will begin at 10:15am, with parade starting at 10:30am. Parade will take a square shape @ Water Rd/Stream Bend Cul-de-sac and travel around Stream Bend to Winding Way, then back up Water Rd to Stream Bend. Bring your lawn chair and grab a seat on the parade route to cheer all the parade participants. 
Pet Contest will be judged following the parade. Prizes for: Most Patriotic, Best Pet Trick and Best Look-A-Like!

Saturday, May 4th- 8am-3pm
If you would like to participate, please comment below with your address so that residents can drop by. 
Mark your calendars and begin to plan.
– Time to pull out all those wonderful treasures from your closets, attic and garage and turn them into cash!
-The HOA will place signs out at the entrances and post some ads online.
-No need to register – just place your things out front that morning and begin selling!
-Take a walk and shop the neighborhood for hidden gems 
-Pull out a table and grab some items you have 
been wanting to sell!
