NOTICE OF ANNUAL MEETING
FOR THE MEMBERS OF
HILLCREST 121
HOMEOWNERS ASSOCIATION, INC.

In accordance with Article III, Section 3.03 of the Bylaws for the Hillcrest 121 Homeowners Association, Inc., the 2012 Annual Homeowners Meeting is scheduled for Tuesday, January 15, 2013 at 7:00 p.m. The meeting will be in the Cafe Atrium at Centennial Medical Center, located at 12505 Lebanon Road, Frisco, Texas 75035. Representatives from the Board of Directors and SBB Management Company will be present to discuss all aspects of the Association.

There will be two (2) Board of Director positions open for election. If you are interested in running for a position on the Board, please complete the candidacy form (linked below) and return it to Heather Thatcher at SBB Management Company. Floor nominations will also be taken at the meeting.

Please take a moment to sign and return the enclosed proxy even if you plan to attend as unforeseen circumstances can occur. If you turn in a proxy and you attend the meeting, the proxy becomes null and void. Your attendance or proxy will help fulfill the quorum requirements.

A proxy is a written instrument, signed by the member, which duly appoints the member’s voting rights and attendance. The Bylaws state that in order to hold a meeting and conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. The quorum required to conduct business is 25%. If the quorum for the annual meeting is not met, the Association may recall the meeting until a quorum is established. IF QUORUM Is NOT MET, THE MEETING WILL ADJOURN AND RECONVIENE 15 MINUTES LATER.

Frisco Water Restrictions are in effect!

As of March 12th, 2011: It’s that time when the city of Frisco’s outdoor watering restrictions kick in.

Outdoor watering with a sprinkler system is not allowed daily between 5 and 8 a.m. and between 10 a.m. and 6 p.m.

According to the city, the restrictions are meant to reduce water waste during the heat of the day due to evaporation and high winds as well as offset the demand for indoor water use when residents are preparing for work and school.

Pond Dredging Report

As one of the action items from the past annual meeting, one of the topics came up as to look into if our ponds needs to be dredged. The Board (with the help of SBB) contacted American Underwater Services. This company does dredging of all sizes all over the world and recently cleaned out “Dead Mans Hole” in Dripping Springs, TX.

American Underwater Services provided the survey at no cost to our organization. Marty, the company’s representative spent several hours on property (and his kayak!) and his report is as follows:

“…. After inspecting the lower pond in the stream system, I do not feel that dredging is needed at this time. Most of the pond has about 6 inches to 1 foot of sediment. The southern end of the pond has about 2 foot of sediment. Water depth above the sediment is 6 1/2 foot to 8 foot. ….”

With this information, the Board has decided NOT to dredge the pond. Plans to revisit the dredging topic will be scheduled to be re-visited in a few years.
